Kitchen. Inside and outside of the oven, rangehood and filters, stovetop and grates, inside every cupboard and drawer, benchtops, splashback, sink and taps, fridge (inside and behind, if you're taking it), and the floor including under appliances that move.
Bathrooms and toilets. Shower screen and tiles (soap scum and grout are the two things inspectors flag most), grout mould, exhaust fan, mirror, vanity inside and out, toilet inside and out including behind the bowl, and skirting boards.
Bedrooms and living areas. Inside all built-in robes and shelving, light fittings and ceiling fans, skirting boards, window tracks and sills, blinds (dust builds up fast on venetians), power points and switches, and marks on walls where furniture sat.
Windows and doors. Both sides of internal glass, fly screens, tracks and sills, and door frames — cobwebs around external door frames are one of the most common inspection notes.
Carpets. Most WA tenancy agreements require professional steam cleaning on vacate, not just vacuuming — keep the receipt, as property managers often ask for proof.
Outdoor areas. Sweep the garage and carport, remove cobwebs from eaves and window frames, and check the letterbox — small details, but they're part of the condition report.
